About Modular Buildings
What are modular buildings?
A modular building can be defined in various ways, most typically, a relocatable structure made up of an almost infinite number of sections, or "modules". Manufactured under close factory supervision, modular buildings are being used where once traditional building methods were applied. Similarly, Jack-leg units, which are generally much smaller and easier to transport, are being used to the same effect.
What are the advantages of using modular buildings?
One of the great advantages a modular building has over traditional methods is speed. Whilst the modules are being custom built under factory conditions, the site is simultaneously prepared ready for the final assembly. This means less disruption to the site and more convenience for the customer. Construction in this way is ultimately quicker, with substantial cost savings and shorter waiting time, yet precision workmanship.
What are the limitations?
There are few limitations to producing buildings in this way. Springfield uses steel-welded structures with panelled walls offering almost any desired design to both interior and exterior modules. Buildings can be produced to fit alongside, and blend with, existing buildings. Modules can be added to at a later date or even relocated elsewhere.

All the components of the modular buildings are manufactured simultaneously and then assembled, providing working space in a much quicker time than traditional methods.
The Floor
Steel frames to which pretreated timber joists and 18mm T&G chipboard are added, forming the floor. Insulation is provided with an impermeable membrane. Floor covering can then be added, ranging from heavy-duty vinyl to carpet tiles.
The Walls
Then vacuum-press-formed walls are connected to the sides. Bonding laminated steel to insulation and a different choice of plasterboard creates a strong durable wall with half-hour fire resistance, suitable for almost all types of environment.
The Roof
The roof is then added, using a single membrane seamless blanket bonded to 9mm WBP plywood on joists. Two main structural side beams are supported by two structural steel columns on each side. All roofs are sloped to allow fast and effective water drainage into guttering and rainwater pipes that run from one gable end wall to the other.
The Windows
A range of windows can be added, from our standard 914 x 1067mm PVCu frames with top opening vents (single or double-glazed) to virtually any window fitting you require.
The Doors
External doors are 896 x 2010mm and steel lined, with 5-lever lock and satin anodized aluminium door furniture. Matching frames are available in colour-coated plastisol steel with PVC draught proof insert. Internal doors are 838 x 1981 x 35mm, Sapele veneer flush type, with lock and satin anodized aluminium door furniture.
